Course Description

It is critical to grasp that opportunity zone funds need to be first & foremost a sound investment, with the tax consequences serving only as a secondary benefit. A properly structured opportunity zone fund allows you to defer capital gains tax on the sale of ANY asset while making an investment that potentially will generate tax-free income. Learn what to look for in opportunity zone fund sponsors.

Learning Objectives:

  • Identify federal compliance rules, regulations & timelines

  • Discover benefits and reasons to pursue opportunity zone funds

  • Recognize that unlike 1031 exchanges, only the capital gain portion needs to be reinvested in an opp zone

  • Discover how to utilize opp zones to provide shelter to a “blown” 1031 Exchange

  • Recognize how to use depreciation to shelter income from the project(s) & no depreciation recapture

  • Federally Tax-Free Disposition of properties upon Sale

  • Why Invest in San Jose
